| Foreclosures: Buying a Bargain -- Integrity's Plan-of-Action Report

We've all heard the news -- This is the BEST Buyer's Market we've ever seen. If you've ever had the slightest desire to own a home, now is the time to do it. The key to real estate wealth has always been timing: Buy Low and Sell High. With our low, low prices and motivated sellers, you CAN buy a home, not only for a low price, but also with great terms, such as closing costs assistance and low interest rates.
And if you're a first-time homebuyer, you can receive $8,000 if you purchase by April 30, 2010, and close by June 30, 2010. (Must not have owned a home in the past three years.)
And there is a type of property for sale that is even a better bargain than most -- Foreclosures!
Let me give you a couple of examples. Recently we represented a buyer who bought a 3,600 square foot home, built in 2006, for $212,000. And it appraised for $243,000 -- $31,000 above the purchase price! Another one of our buyers bought a home for $110,000. And it appraised for $125,000. With both of these properties, we got the seller to pay all the buyer's closing costs, and even some debt payoff. And both were foreclosures.
Now we can't guarantee we can find you a home that's $15,000 to $30,000 below market. We're just letting you know that they're available. But here's a very important fact: Both of these properties were on the market for less than a week before they sold.
THE GOOD PROPERTIES DON'T LAST LONG!
And here's why. Banks are carrying an incredible number of foreclosures on their books. When a bank takes back a property in foreclosure, they are required to keep a certain amount of money in reserve for every property in their REO department (Real Estate Owned Department). This is money they can't loan out and get interest on. So it costs a lot of money to keep a foreclosure on the books. Now here's the good part. Since the bank has already taken a loss of the property, they can sell these homes for any price they want. And the faster the better.
Through our inside sources, we know that banks are marketing their foreclosures at prices that will sell them in 30 to 60 days -- or less -- months shorter than the average time to sell a traditional home of 6 to 8 months. This means below market prices -- and real bargains for you!
But the secret is you MUST be in position to act when you find one of those great move-in-condition properties. That's where Integrity's Plan-of-Action is so important.
